No. Damage from rising water, overflowing rivers or lakes, storm surge and flash flooding is excluded from every standard homeowners and renters policy. Flood coverage is always a separate policy.
Where do I buy flood insurance?
Through the National Flood Insurance Program (NFIP), which we can write as an agent, or through private flood insurers that sometimes offer higher limits or lower prices for lower-risk homes. We quote both where available.
Do I need flood insurance if I'm not in a flood zone?
Lenders only require it in high-risk zones, but a large share of flood claims come from moderate- and low-risk areas. Outside high-risk zones the premium is usually modest.
Is there a waiting period?
NFIP policies generally take effect 30 days after purchase, except when required for a new mortgage. Private flood policies may have shorter waiting periods. Because of the waiting period, the policy has to be bought in advance.
What does flood insurance cover?
Building coverage pays for the structure, foundation, electrical and plumbing systems, HVAC, water heaters, built-in appliances and permanently installed flooring; contents coverage pays for furniture, electronics, clothing and other belongings. Basement finishes and contents have specific limits.
What about water backing up from a sewer or a broken pipe?
That is not flood. Sewer and drain backup is a homeowners endorsement, and sudden pipe bursts are usually covered by the standard homeowners policy. We make sure all three scenarios are addressed.
